Pre-Consultation Application Form

Complete this form to request a pre-consultation with Planning Department staff prior to the submission of the application to gain preliminary planning review and direction. Pre-consultation can improve application processing times.

Requirements

Please ensure that your request contains the following information.

  • Completed pre-consultation application form, including description summarizing the development proposal.
  • Fee in accordance with the Township's User Fee By-law(Where a pre-consultation fee has been paid, the corresponding application fee will be reduced by the amount of the pre-consultation fee where a complete application for the same proposal is received within six months of the pre-consultation meeting date).
  • A concept plan (preferably drawn to scale) showing the following information (if possible):
    • the boundaries & dimensions of the subject lands.
    • the location, footprint, gross floor area and type of all existing and proposed buildings and structures on the subject lands – indicating the setbacks of the buildings or structures from the front lot line/shoreline, rear lot line and side lot lines.
    • the location of wells, septic tanks and tile beds.
    • the location and size of any pathways, patios, freestanding structures (i.e. decks, stairs, etc.), woodsheds, landscaped areas, activity areas (i.e. sitting areas, firepits, etc.).
    • the approximate location of all natural features on the subject lands, including any watercourses, wetlands, vegetated areas, etc.
    • the location of any driveways/parking areas.
    • the location and name of any roads within or abutting the subject lands.
    • the location of parking & docking facilities (if accessed by water).
    • the location & nature of any easements affecting the subject property.
